Many of you have very tidy islands. I have noticed several of you have fewer houses clogging up your islands than I, certainly none of the starter houses remain. So, have you sold your houses? What happens to the Manu if you sell the house? What happens to the community buildings?

My islands were a mess until I hit level 40 and could finally clean up! But I had gotten rid of my starter houses long before then. You really have no choice if you want to build all of the community buildings as you level up (and you'll want to do that in order to level up faster, as community buildings generate *way* more xp than houses). When you sell a house, your mabu count goes down, and you can't sell houses to the extent it would put you in a deficit for your community buildings (though I've found myself in a deficit a few times and I'm not sure how that happened).
The trick is to add new, large houses and sell off the old houses in a way that you don't go into deficit. In theory, this should free up space in the bargain which is another reason to get rid of the inefficient early houses. One problem is that the intermediate houses (Manors, Outposts and Strongholds) all take up more space than the early houses or the late houses. I'd try to skip those as much as possible if I were starting anew. I went from having mostly Wood Houses early in the game, to mostly Manors/Great Manors, to having nothing but stone slab houses currently. I'm going to slowly get rid of them in favor of Wood Stack houses, but that will take a long while as each one of those puppies costs 20 million coins. Oh yeah, you get back have the cost of a house when you sell it.

You can sell your houses back for 50% of the gold. Mabu disappear and for your count an angry looking 0/xxxxx Mabu appears until you build new houses to get you back to a positive number. Current community buildings remained staffed, but you are prohibited from building new until you have sufficient Mabu. All of my Mabu are currently lodging in 10 b&b's won from the well, one boat house, and one wood stack house that I built to complete the related quests. Once you have enough gold you should be able to clear up your islands pretty well by deleting anything less than a stone slab house, working your way up to acorn/boat/wood stack as you progress.
I do like to decorate with the smaller houses, plus whatever premium gem houses I've won through quests. I usually do that when I am capped out.

For community buildings, when you remove them, you get all of the Mabu back. So I will build up and take down those buildings depending on my current quests.
My initial plan was to have two of every building - just for variety - but I may change that goal to one. I have no intention of selling anything that costs gems, so I have lots of taverns, cocoa stands, and fisheries from the well. With more and more special houses coming out, they take up a lot of room too. I currently have lots of acorn houses and stone slab houses, but I plan to get those each down to 2 (or maybe 1) and replace them with fewer wood stack houses. I like having lots of open spaces, but it takes time and planning |

I am just confirming that you can sell Mabu and go negative where you keep the buildings but you cannot build more.
I guess in theory you could sell all your houses and still have your buildings.
